21. CONTINUANCE UPON DEFAULT. In the event Lessee shall fail to <br />pay the rents or other charges provided for herein as they come due, or <br />otherwise fails to fulfill the conditions and covenants contained in this Lease, or <br />any or either of them, and Lessee has abandoned the Leased Premises, Lessor <br />in addition to any other rights or remedies it may have at law or in equity, shall <br />have the option of continuing this Lease. In such event, Lessor may enforce all <br />its rights and remedies under the Lease, including the right to recover the rent as <br />it becomes due, and may re-enter said Leased Premises in order to maintain, <br />preserve, or relet the Leased Premises. <br /> <br /> 22. NOTICE OF DEFAULT. Notwithstanding anything to the contrary in <br />this Lease Agreement contained, no forfeiture shall be declared by the Lessor <br />unless and until not less than thirty (30) days shall have elapsed after written <br />notice of failure of Lessee to perform the terms, agreements, conditions, or <br />covenants, or any thereof, herein contained to be performed by Lessee, shall <br />have been given by Lessor to Lessee, and no forfeiture of said agreement for <br />any default by Lessee of the performance of any such term, agreement, <br />condition, or covenant, shall be declared by Lessor, if such default shall have <br />been cured, or obviated, prior to the expiration of such notice. <br /> <br /> 23. SURRENDER OF LEASED PREMISES.
