Lessee shall bear the cost and expense of relocating any of Lessor's <br />utility facilities, whether within or outside of the Leased Premises, necessitated <br />by Lessee's operations under this Lease. Such relocation shall be subject to <br />Lessor's prior approval and in accordance with such reasonable terms and <br />conditions as Lessor shall establish. Any cost associated with the construction <br />and/or relocation of utilities to bring utilities to the Leased Premises lot line shall <br />be amortized over the term of the Lease and shall be paid in monthly <br />installments on the first day of each month. The amortization shall commence <br />upon completion said improvements and delivery of an invoice by Lessor to <br />Lessee. <br /> <br /> 6. TAXES. Lessee agrees to pay all lawful real and personal property <br />taxes and assessments levied by the State, County, City, or other tax or <br />assessment levying bodies, upon any and all real and personal property or <br />property interest it has or may have in the Leased Premises described herein, <br />and any goods, wares, merchandise, equipment, and other materials stored or <br />kept therein. Pursuant to the provisions of California Revenue and Taxation <br />Code Section 107.6, Lessee hereby acknowledges that this Lease may create a <br />possessory interest subject to property taxation and that Lessee may be subject <br />to the payment of property taxes levied on such interest. <br /> <br /> 7. USE OF LEASED PREMISES.
