Section 5.07. This ~greement and the attached Exhibits constitute the entire <br />agreement between the parties relating to the sale of the Property. Any prior <br />agreements, promises, negotiations, or representations not expressly set forth in <br />this Agreement are of no force and effect. Any amendment to this Agreement <br />shall be of no force and effect unless it is in writing and signed by Buyer and <br />Seller. <br /> <br /> ARBITRATION OF DISPUTES <br /> <br />Section 5.08. ANY CONTROVERSY OR CLAIM ARISING OUT OF THIS <br />AGREEMENT OR A BREACH THEREOF SHALL BE SE'FI'LED BY <br />ARBITRATION IN ACCORDANCE WITH THE RULES OF THE AMERICAN <br />ARBITRATION ASSOCIATION, AND JUDGMENT ON THE AWARD RENDERED <br />BY THE ARBITRATOR(S) MAY BE ENTERED IN ANY COURT HAVING <br />JURISDICTION. <br /> <br /> NOTICE: BY INITIALING IN THE SPACE BELOW YOU ARE AGREEING TO <br /> HAVE ANY DISPUTE ARISING OUT OF THE MATTERS INCLUDED IN THE <br /> "ARBITRATION OF DISPUTES" PROVISION DECIDED BY NEUTRAL <br /> ARBITRATION AS PROVIDED BY CALIFORNIA LAW AND YOU ARE GIVING <br /> UP ANY RIGHTS YOU MIGHT POSSESS TO HAVE THE DISPUTE LITIGATED <br /> IN A COURT OR JURY TRIAL.
