2 9�4� ' ' <br /> Mayor Leipzig declared open at 8.35 p m the sub�ect public hear- <br /> ing <br /> City Clerk Hildebrand reported the Affidavit of Publication of <br /> Notice of Hearing and the Affidavit of Mailing are on file �n her <br /> office � <br /> C�ty Manager fales advised that the public hearing on the PDP <br /> applicat�on and the related application for exceptions to the Sub- <br /> d�vision Ordinance for Tentative Map may be considered together. <br /> James Bass, Vice President, Consolidated Developments Corporation, <br /> 30 0 San H�11 Road, Menlo Park, referred to the reports of the <br /> Planning Department and the Minutes of Planning Conanission meetings <br /> regarding the sub,7ect applications and advised he has nothing <br /> further to add, but offered to reply to questions <br /> In response to questions, Planning Director Schroeter advtised that <br /> the sub,7ect property is zoned R-3 and with maximum use could <br /> accommodate a 57-unit apartment, although the developer plans to <br /> construct 14 condominum units on it, that each unit has a two-car <br /> garage plus space for parking two cars on the garage apron; that <br /> it is not permitted to take curb parking �nto consideration when <br /> reviewing provision for parking space in a development, that if <br /> prospective residents use the garages for storage and park their <br /> cars on the apron, they will be creating their own parking prob- <br /> lems, that provision for parking space is similar to that in com- <br /> parable developments in Redwood Shores, that it might be possible <br /> to advise prospective buyers of potential bowling alley noise and <br /> have them sign a statement indicating they have been so advised, <br /> although there has been no substantiation of the suggestion that � <br /> any such no�se might be heard by residents of the development, and <br /> that no plans or application have been filed in the past eleven <br /> years for a parking lot to be constructed on the sub�ect site <br /> James 8ass (see above) submitted a letter from G Gervaise Davis III, <br /> Vice President and General Contractor, American Recreation Center, <br /> to Consolidated Development Corporation regarding proposed develop- <br /> ment on the site <br /> Albert Kohler 511 Fox Court West, advised he lives in an 18-unit <br /> condominium development ad�acent to that proposed to be constructed <br /> and has experienced neither parking problems nor noise or other <br /> problems in connection with the nearby bowling alley Mr Kohler <br /> urged the applications be approved <br /> MOTION Councilman Biagi moved, seconded by Councilman Vega, to <br /> close the public hearing <br /> Tony Boicelli, 731 Fulton Street, called attention to his letter <br /> of June 6, 1977 relatin9 to the sub,7ect property which has been <br /> distributed to Council and staff and requested the letter be read <br /> Mayor Leipzig determined that it was the consensus of Council that <br /> Mr Boicelli's letter be read and she did so.
