' � 347 <br /> Mrs Harry Pecalitsky, 2901 Jefferson, who lives next door to the <br /> sub,7ect property, stated that she would have to see Mr Rodriguez's <br /> plans for development before she would approve any construction on <br /> his property, that she is concerned about adequate parking spaces, <br /> that she would like to know what the effect on her property taxes <br /> � might be if the sub�ect property is rezoned from R-1 to R-2, and that <br /> she ob,7ects to any structure more than one-story high. <br /> It was explained that the property tax difference between lots zoned <br /> R-1 and R-2 is negligible and that there is no intention of reioning <br /> her R-1 property, since it would be �nadequate for duplex development <br /> Mr Dell'Ergo (see above) advised that Mr Rodriguez has informed <br /> him that if his property is rezoned to R-2, it is his intention to <br /> build a one-story structure for which there is more than adequate <br /> parking space on the large lot <br /> Zuma Franc�s, 904 Cleveland, suggested development of duplexes and <br /> apartments cause neighborhood deterioration and parking problems. <br /> City Attorney Schricker advised that it is possible to apply the <br /> principles of zoning and planning in a consistent manner so that <br /> future land uses in the area conform He noted that Mr. Rodriguez <br /> can bring only his own property before Council for rezoning, but <br /> that Council might wish to consider changing the zoning of the ad- <br /> �oining lots by adoption of a resolution of intention and the Planning <br /> Commission would then address the more expanded zoning <br /> Mayor Leipzig invited anyone eTse present who wished to speak to do <br /> so. No one else wished to speak. <br /> ' MOTION Councilman Bia9i moved, seconded by Councilman Vega, to close <br /> the public hearing <br /> The motion carried unanimously by voice vote <br /> The public hearing was closed at 8 20 p m. <br /> MOTION Councilman Norris moved, seconded by Councilman Rhodes, to <br /> adopt a resolut�on of intention with regard to rezoning the particular <br /> area under consideration and that the resolution be forwarded to the <br /> Planning Commission for their consideration <br /> ADDITION TO MOTION At the suggestion of City Attorney Schricker, <br /> CounciTman Norris, with the consent of his second, identified the <br /> area to include the property of Peter Rodriguez at 2909 Jefferson <br /> Avenue and the two neighboring lots which are presently zoned R-1 <br /> and which contain apartments <br /> WITHDR,4WAL QF SECOND Upon suggestion that the same motion might be <br /> made relating to the neighbor�ng properties after the requested R-2 <br /> designation of the property at 2909 Jefferson is granted, Councilman <br /> Rhodes w7thdrew his second <br /> MOTION SECONDED Vice Mayor Barrett then took the Chair for the pur- <br /> ' pose of allowing Mayor Leipzig to second the motion <br /> The motion failed on the following roll call vote <br /> , <br /> Ayes Councilman Norris and Mayor Leipzig <br /> Noes Councilmen Barrett, Biagt, Bury, Rhodes, Vega <br /> -3- Reg.Mtg. <br /> 7/25/77 <br /> �� 3 <br />
