:�, �"�;�: <br /> Public Hearin - S ecial Area Plan Revisions for <br /> Portions of Re wood Peninsu a, Parkwood 101, <br /> 600 B ock of Marine World arkway continued from 1/26/76) <br /> Assistant City Manager Smith referred to the material supplied to <br /> � Council by the Planning Department staff and to the Minutes of the <br /> Planning Cortum ssion with regard to the sub�ect Special Area Plan. <br /> Mayor Weymouth declared open at 8•56 p.m. the public hearing on <br /> the sub,�ect Special Area Plan <br /> City Clerk Hildebrand reported that the Affidavit of Publication <br /> of Notice of Hearing is on file in her office and that no written <br /> cortonunications have been received <br /> Planning Director Schroeter described the area under consideration, <br /> observing that the existing Special Area Plan calls for the area <br /> to be residential but the newly adopted General Plan now calls for <br /> non-resident employment development with park area Mr Schroeter <br /> advised that the Special Area Plan revisions are recommended for <br /> adoption in order that the Plan may be consistent with the General <br /> Plan. <br /> Discussion followed and Mr. Schroeter replied to questions and <br /> commented regarding the desirability of expressing now a concern <br /> for parking needs in connection with the ecological reserve in <br /> order that developers may be aware of it when specific development <br /> is before Council, whether any mitigation measures are appropriate <br /> to the proposed action at this time; the potential hazards of <br /> building on a garbage dump site; and the fact that those hazards <br /> ' have been addressed in the proposed revisions <br /> Robert Fields, 730 Distel Drive, Los Altos, Pro�ect Manager for <br /> Parkwood 101, Limited, displayed a slide depicting an office park <br /> as a potential activity on the sub�ect site and a slide indicating <br /> the breakdown of use of the 129 acres of Parkwood 101 in the event <br /> such an offtce park is constructed <br /> Discussion followed and Mr Flelds replied to questions and com- <br /> mented on the fact that Parkwood 101 recognizes that services will <br /> have to be provided and that some expenditures have already been <br /> made in that regard which the company could be expected to be <br /> shared; whether there may be any difficulty in obtaining tenants <br /> for an office park; the present "weak" state of the office space <br /> market and expectations for improvement, the number of persons <br /> likely to be employed in the area when development there is com- <br /> plete; and the fact that steel construction on pilings is antici- <br /> pated for the site. <br /> Mayor Weymouth asked if anyone else present wished to speak.
