JAH: dft 7/28/94 (024/36) <br /> 9/20/94R <br /> <br />as well as the owner of the Sequoia Station Project which also is <br />located within the Downtown Subarea of the Project Area, is <br />interested in developing the Property in conformance with the <br />Plan. <br /> <br /> 3. To assist potential developers of the Property in <br />making their responses to the owner participation solicitation, <br />the Agency hereby states that, among the three development <br />schemes set forth in the Plan, the Agency favors, in descending <br />order of preference, "New Development - Retail Sales"; "New <br />Development - Auto Dealership"; and "Rehabilitation of Current <br />Operation". <br /> <br /> 4. In ranking its preferences in paragraph 3 above, the <br />Agency took into account the following factors, among others: <br /> <br /> a. The Property is highly visible to the community at <br /> large, lying as it does at the entry way to <br /> Downtown from the West and occupying one corner of <br /> the key intersection of E1 Camino Real and <br /> Jefferson Avenue. <br /> <br /> b. The flow of traffic, whether considered from the <br /> perspective of site ingress and egress or the <br /> increasingly important consideration of traffic <br /> movement through this intersection, can best be <br /> facilitated by combining the Property with the <br /> Sequoia Station Project. <br /> <br /> c. The greatest opportunity for integrating the <br /> parking to service the entire 12-plus acres lying <br /> within the area bounded by E1 Camino Real, James <br /> Avenue, the railroad and Jefferson Avenue, can be <br /> <br /> 2 <br /> <br /> <br />
