§502 Basic Concept Drawings <br /> The IAC Project shall be developed as generally established for the portion of the <br /> Franklin Street Project Site comprised by the IAC Project Site in the Basic Concept Drawings <br /> and related documents mazked "Franklin Street Master Infrastructure Plan DDA Basic Concept <br /> Drawings" dated May 19, 1999 and approved heretofore or concurrently herewith (the "Basic <br /> Concept Drawings"), except such changes as may be required by the City, as contemplated <br /> below. It is understood that the Basic Concept Drawings serve two purposes: <br /> A. To assure IAC that, when the IAC Project has received all Project Approvals <br /> and other necessary permits, it will still consist of approximately 206 residential units, up to <br /> 8,000 squaze feet of retail space, and related improvements, with the same basic site layout as is <br /> shown on the Basic Concept Drawings. <br /> B. To assure the Agency that the IAC Project will be built to the level of design <br /> quality illustrated in the Basic Co�cept Drawings which shall consist of: <br /> 1. A Site plan showing buildings footprints, square footages, preliminary <br /> landscaping and pazking layout plans. The site plan will be annotated to show the Shazed <br /> Infrastructure and the anticipated IAC Project Infrastructure, as well as design feahues of critical <br /> significance to the Agency. <br /> 2. A colored perspective of the IAC Project showing the basic design <br /> theme. <br /> 3. An exterior finish schedule. <br /> 4. The Franklin Street Project Guidelines attached hereto as <br /> Attachment 7. <br /> It is understood that, if the final plans approved by the City differ from the Basic Concept <br /> Drawings, the Basic Concept Drawings shall control only the basic squaze footage and uses of <br /> the IAC Project and th�general site layout. Nothing herein shall require IAC to accept revisions <br /> to the Basic Concept Drawings if such revisions materially alter the design, mass, ability to <br /> timely perform or financial feasibility of the IAC Project. The Agency shall provide reasonable <br /> assistance to IAC in securing approval by the City of the Basic Concept Drawings. <br /> §503 Agency Cooperation With Processinq <br /> The Agency and IAC contemplate that the Project Approvals will provide that IAC shall <br /> pay for and build the IAC Project Infrastructure, Shea will pay for and build the Shea Project <br /> Infrastructure and IAC and Shea will each pay its respective poRion of the Shazed Infrastructure. <br /> These improvements are indicated on the Basic Concept Drawings. Specific requirements <br /> related to the Shared Infrastructtue and IAC Project Infrasttucture aze contemplated by the <br /> parties to be conditions of the Vesting Tentative Map approved for the IAC Project by the City. <br /> 22 <br /> 9627:8397625 <br />
