ATTACHMENT 7 <br /> BASIC CONCEPT DRAWINCS <br /> FRANKLIN STREET PROJECT GUIDELINES <br /> Introduction <br /> Basic concept drawings have been developed for the Franklin Street Project that aze intended to <br /> depict in detail the azchitecture, infrastructure, circulation and landscape design chazacteristics of <br /> the Franklin Street Project in the City of Redwood City. The. following provides a general <br /> description of these basic concept drawings. <br /> Site Characteristics <br /> (Refer to Basic Concept Drawings) <br /> The Franklin Street Project (the Project) involves the redevelopment of approximately 17-acres <br /> within the 25-acre Franklin Street Area Plan. The Franklin Street Project (the Project) is <br /> bounded by El Camino Real, Jefferson Avenue, Maple Street and the Southern Pacific - CalTrain <br /> railroad right-of-way (railroad right-of-way). The Project consists of the development of <br /> approximate- ly 506 dwelling units, approximately 45,370 square feet of new commercial/retail <br /> space, 35,000 squaze-feet of replacement commerciaUwarehouse space, a lazge community park, <br /> courtyazds, paseos and other open space/recreational amenities. Irvine Apartment Communities, <br /> L.P. (IAC) is proposing to build 206 apartment units and up to 8,000 squaze feet of <br /> retaiUcommercial space. The apartment units will be constructed in three and four-story <br /> buildings over one and two levels of structured parking. Shea Homes Limited Partnership (Shea) <br /> is proposing to develop two for-sale residential products including 84 three-story townhomes and <br /> 216 condominium units or flats in four-story buildings, and up to approximately 40,570 squaze <br /> feet of commerciaUoffice space (including up to approximately 8,570 square-feet of retail space <br /> and approximately 32,000 squaze feet of office space). Monroe Street will sepazate the <br /> apartment units from the for-sale product. Similarly, Franklin Street will sepazate the two for- <br /> sale products, with the 84 townhomes located along the east side of Franklin Street, and the four- <br /> story condominium buildings located at the west end of Franklin Street. Fifteen percent of the <br /> Project's housing units (76 units) witl be affordable to very low and moderate-income <br /> households. The existing Pacific Bell building and one of the two existing Security Public <br /> Storage buildings will remain on the site and will be incorporated into the development. A <br /> 35,000 squaze-foot storage building will be constructed adjacent to the existing six-story Security <br /> Public Storage building to replace the storage building that will be removed. <br /> The Franklin Street Project includes consttuction of approximately 1,156 pazking spaces (931 for <br /> residential units and 225 for commercial/retail uses). Parking will be provided through a <br /> combination of pazking structures and private on-street pazking. Pazking for the IAC apartment <br /> units will be located below the apartment buildings and at grade. Pazking for the Shea for-sale <br /> condominium units and flats will consist oFone-level of structured parking below the condo- <br /> minium building.
