07/14/2003 <br /> <br /> underside of the roof, does not equal or exceed seven (7) feet for more than forty <br /> percent (40%) of the floor space. Diagrams depicting the measurement of a half <br /> story are included at the end of this Article for illustrative purposes only." <br /> <br />Section 5. That pursuant to Article 2, Section 2.94 of the Redwood City Zoning Code, <br />the attached Diagram entitled Measurement of Half Story (Section 2.94) is hereby <br />incorporated at the end of Article 2 (Definitions) of the Redwood City Zoning Code. <br /> <br />Section 6. That Article 4 (RH - Residential-Hillside District), Section 4.5 (Height <br />Regulations), of the Redwood City Zoning Code is hereby amended in its entirety to <br />read as follows: <br /> <br /> "4.5, Height Regulations, <br /> <br /> A. No structures shall exceed two and one-half (2-1/2) stories or twenty-eight <br /> (28) feet in height, whichever is greater. No accessory building shall <br /> exceed one and one-half (1-1/2) stories or fourteen (14) feet in height, <br /> whichever is greater. <br /> <br /> B. An unfinished lower level of an existing structure that exceeds this height <br /> limitation prior to adoption of this regulation, however, shall be allowed to <br /> be finished and improved, such that 1) the footprint of the lower level is not <br /> increased, 2) the overall height of the structure is not increased, and 3) all <br /> other applicable regulations are met. <br /> <br /> C. A topographic survey shall be required to be submitted for 1) any new <br /> residence, 2) any addition to an existing residence of twenty-five percent <br /> (25%) or more of the existing total square footage on the site or an <br /> addition of at least 500 square feet, or 3) any second story addition in <br /> excess of one hundred (100) square feet, to demonstrate compliance with <br /> height requirements. The Zoning Administrator may, at his/her discretion, <br /> waive this requirement if the average slope of the site is less than ten <br /> percent (10%) and minimal grading is anticipated." <br /> <br />Section 7. That Article 5 (R-1 Residential-Single Family District), Section 5.5 (Height <br />Regulations), of the Redwood City Zoning Code is hereby amended in its entirety to <br />read as follows: <br /> <br /> "5.5. Height Regulations, <br /> <br /> A. No structures shall exceed two and one-half (2-1/2) stories or twenty-eight <br /> (28) feet in height, whichever is greater.
