Although an extensive survey ►nras conducted of other Peninsula jurisdictions
to compare the allbwahle residence sfzes, the formula that was developed by the consultant team was
not taken directly from any one jurisdiction. The maximum hause sfze Formula was deeloped by using
a formula similar to the hillside communities oF Saratoga and Los Gatos for calcufating net fot size. The
consuftant team made modifications to obtain an allawable residence size, based on Recfwood Cfty's
40% lot coverage reskriction that waS more compatible with the range of average home sizes in the
imrrzediate neighborhood. Neighborhaod was defined as all the homes withln a 3fl0 foat radius from
the project ste which is the same list usecf for mailing public hearing not+ces.
For iots with an average slope steeer than 1Q%, the commnities of Saratoga and Los Gatos utifize
the falloving formula to reduce a lot's gross site area and determine the lot`s net site area, The
maximum allowable Floor area is then based on the lot's reduced net site area:
REDUCTION OF NT SITE AREA ON SLOPING LO7S
E Aerage Slope af the Lat Percentage of Nst Site Area to be Deducted
;
i ip.Di-2p% I iQ% plus 7% for each 1 percent of slope oer iQa/o*
 20.41-30% j 3D% plus S% for each 1 percent af slope aver 20o/a*
i
579 clyde are suiie 34U V m4untain viPw california 94fl43 j FriO 93A i 119 ! rrpanninggrou.corn
