Analvzed. or Mih�ated In addi�ion to an analysis of the �roject's impacts on baseline condition, CEQA requires the EIR �xamine curraulative impacts of other projects on the subject site. (CEQA Guidelines, § 15130.} It is important to note that the curnula�ive i��pacts of irhe proposec3 project have not yet been addressed. For exa�mple, there appears ta be a significant �evelopmenfi underway on Canyon Lane, a rural area adjacent to Glenwood Avenue, which itself abuts the steepest area of the project. At least 10 adjoinuig lots on Canyon Lane are owned by Casey Construction, the last lat having been acquired by Casey in J'uly 20I l. Recent pre-eonstruction activity indicates development of the entire area could be irnrninent. The combined development of the Project and tl�e near�y Ca.�lyon Lane wauld all but surround the property at ar�d end of Glenwoad and certainly further ifnpact the wildlif�, vegetation and the verdant characteristics of'the project site. In additian, traffic wili be significantly increased st the intersections of Highland and Canyon Koad, and at Higliland and Jeffersan Ave��ue. 9 Casey Constructiqn has pre�iously served as a contractor to the City in conneclion with various stonn drain improveinent projects worth nearly $1 miilian.
