<br />EXCEPTING THEREFROM all oil, gas other hydrocarbon substances, minerals and,naturally
<br />created hot water and steam in and under said land above mentioned lying below a plane
<br />which is 500 feet below the surface of the ground; provided, however, that any
<br />exploration for or removal of any such oil, gas, other hydrocarbon substances, minerals,
<br />and naturally created hot water and steam shall be by means of slant drilling or tunnelling
<br />from lands adjacent to said land or other methods not requiring operations on the surface
<br />of said land and shall be performed so as not to endanger said surface or any structure
<br />which shall be erected or constructed thereon, as reserved in the Deed executed by Pacific
<br />Gas and Electric Company, a California corporation, recorded December 27, 1984 as
<br />Document No. 84136929, Official Records.

<br />TOGETHER WITH the right to allow the surface runoff water from said real property to spill
<br />onto adjoining lands, as granted to Ricardo D. Ramirez, an unmarried man, in the Deed
<br />recorded December 27, 1984 as Document No. 84136929,Official Records.

<br />An easement for ingress and egress and public and private utilities, together with the right
<br />to install, maintain and repair and replace such utilities more particularly described as
<br />follows:

<br />BEGINNING aC the most Westerly corner of Parcel B, as said Parcel is shown on that
<br />certain map entitled, "PARCEL MAP NO. 85-1", which map is filed in Book 56 of Parcel
<br />maps at page 33, San Mateo County, Records; thence Northeasterly along the line
<br />common to Parcel A and B, as shown on said map North 74° 59' 40" East 197.61 feet;
<br />thence along the arc a radius of 93.01 feet and through a central angle of 42° 27' 15", an
<br />arc distance of 68.92 feet; thence leaving said line common to Parcels A and B South 27°
<br />26' 55" West 30.00 feet; thence along the arc of a curve to the left, tangent to a line
<br />which bears North 62° 33' 05" West, having a radius of 63.01 feet and through a central
<br />angle of 42° 27' 57", an arc distance of 46.69 feet; thence South 74° 59' 40", West
<br />188.57 feet to the Northeasterly right of way line of East Bayshore Road as shown on said
<br />map; thence along said right of way line North 31° 46' 50" West 31.33 feet to the point
<br />of beginning.
