8.A. - Page 2 <br /> The proposed amendments to Article 49 of the Zoning Code simply update and clarify <br /> the notice requirements for public hearings. <br /> The main provisions of the proposed amendments to Chapter 1 of the Municipal Code <br /> are as follows: <br /> 1. Establishes a new Division III which contains procedures for all appeals unless a <br /> different specific regulation is provided in another section of the Code. <br /> 2. Requires all appeals to be filed within 15 days of the date of the notice of the <br /> decision being appealed. <br /> 3. Requires the appellant to submit at the same time the appeal is filed, all the <br /> documents or materials requested to be considered in the appeal. <br /> 4. Establishes uniform notice requirements in compliance with state law and <br /> procedures for appeal hearings. <br /> In these amendments are adopted, staff will go through all the appeal provisions in the <br /> Municipal Code and Zoning Ordinance and bring them into consistency with these new <br /> amendments. <br /> FISCAL IMPACT <br /> Having appeals heard by the Planning Commission instead of the City Council, may <br /> streamline the appeal process which may result in savings to the City. <br /> ALTERNATIVES <br /> 1. Do not proceed with the proposed ordinances. <br /> 2.
