EXHIBIT "A" <br /> SCOPE OF SERVICES <br /> Consultant shall perform the following services assisting Redwood City with preparing <br /> amendments to the RH (Residential — Hillside) District to include Floor Area Ratio (FAR) <br /> and other development standards important for hillside development. <br /> Consultant shall work closely with Ciry staff throughout the process and be responsive <br /> and flexible to evolving issues that may emerge. <br /> TASK 1: PROJECT UNDERSTANDING <br /> Task 1.1: Kick-off Meeting with City Staff <br /> A kick-off meeting will be held with City Staff in order to gain a complete understanding <br /> of the project specifics and objectives. The meeting will be focused around receiving <br /> information and developing strategies for approaching each of the project objectives, <br /> reviewing known policy and zoning issues. Refinements and clarifications to the Scope <br /> of Work will also be discussed as needed. <br /> Product: Summary of kick-off ineeting; scope of work refinement if needed. <br /> TASK2:BACKGROUND <br /> Task 2.1: Identify and Analyze Regulations in other Hillside Communities <br /> M-Group will identify FAR and other relevant regulations from San Mateo County and <br /> other applicable jurisdictions for background and applicability. M-Group will draw from <br /> the draft "Residential Hillside Regulations in Jurisdictions Other than the City of <br /> Redwood Ciry" (January 2011) as well as other sources. <br /> Product: Analysis of Regulations in other Hillside Communities <br /> TASK 3: PLANNING COMMISSION STUDY SESSION <br /> Task 3.1: Staff RepoR <br /> M-Group will prepare a staff report that summarizes the proposed amendments to the <br /> RH regulations, and a summary of the analysis of the regulations from other <br /> communities in Task 2. <br /> Products: Draft and Final Staff Reports; City-County jurisdiction context map graphic <br /> Task 3.2: Staff report graphics for illustration of hillside related concepts <br /> M-Group will prepare two to three staff report graphics, for potential use in the RH <br /> zoning ordinance amendments, to illustrate concepts such as hillside grading, FAR <br /> standards, or building height. <br /> Products: Draft and Final Staff Report graphics <br /> TASK 4: PREPARATION OF ZONING AMENDMENTS <br /> Task 4.1: Prepare Draft Zoning Code Text Amendments <br /> ATTY/AGR/2017.109/METROPOLITAN PLANNING GROUP RH DISTRICT � <br /> 101311 <br /> Page 10 oF 14 <br />
