By motion, approve The Kentfield Pacific Place Subdivision and accept the dedication <br /> of Public Service Easements, and Emergency Access Easements. <br /> 2. By motion, approve and authorize execution of a Subdivision Agreement with <br /> Kentfield Pacific Place, LLC <br /> BACKGROUND <br /> Kentfield Pacific Place, LLC, is the Owner of Record of real property located at 1581 to <br /> 1617 Kentfield Avenue, and is the developer responsible for the construction of all <br /> improvements on the site. The project will create 21 new homes on a parcel previously <br /> occupied by a single family home and a duplex. <br /> ANALYSIS <br /> On April 21, 2009, the Planning Commission approved the 24-lot Tentative Subdivision <br /> Map for the property. The 1.54 Acre parcel previously had a single-family residence <br /> and a duplex housing unit. The project was appealed to the City Council on June 1, <br /> 2009. On July 13, 2009, the City Council reviewed and approved a revised proposal that <br /> reduced the number of units from 24 to 21, reduced building heights, and increased on- <br /> site parking. <br /> The Owners' engineer, MacLeod and Associates, have completed the subdivision map, <br /> improvement plans, and specifications in accordance with the Subdivision Map Act, <br /> Redwood City Ordinances, City Standards, and to the satisfaction of the City Engineer. <br /> Subdivision improvements include new sanitary sewer, storm drain, and water utilities. <br /> The internal street is a private road, not offered for dedication to the City, consequently, <br /> the Owners offer public service easements, and emergency access easements to allow <br /> the City to serve their property. <br /> The developer, Kentfield Pacific Place, LLC, will post bonds in the amount of $438,160, <br /> as required by the subdivision agreement. The developer anticipates completion of all <br />
