An Ordinance Amending Article 48 of the Redwood City Zoning Ordinance Relating <br /> to Appeals <br /> 3. An Ordinance Amending Article 49 of the Redwood City Zoning Ordinance Relating <br /> to Notice of Public Hearings <br /> 4. An Ordinance Amending Miscellaneous Provisions of the Redwood City Zoning <br /> Ordinance Relating to Appeals <br /> RECOMMENDATION <br /> Waive First Reading and Introduce all four Ordinances <br /> BACKGROUND <br /> The appeal and notice provisions in the Municipal Code and in the Zoning Ordinance <br /> require updating to be consistent with state law and with other appeal provisions in the <br /> code. On this agenda, Council will consider for introduction amendments to the Zoning <br /> Code. The City Council will be considering separately during this meeting a second <br /> reading and adoption of amendments to the Municipal Code appeals provisions. <br /> At its October 10, 2011 City Council meeting, Council considered a report from the City <br /> Attorney regarding the Ordinances amending Articles 48 and 49. Staff incorporated the <br /> City Council's guidance and presented the Zoning amendments to the Planning <br /> Commission for review and recommendation. <br /> The Planning Commission recommended that the City Council adopt all four ordinances <br /> and they are now before Council for first reading. <br /> DISCUSSION/ISSUES: <br /> The main provisions of the proposed ordinances are as follows: <br /> AMENDMENTS TO ARTICLE 42 REGARDING USE PERMITS <br /> 1. Provides that Project approvals must be processed, heard and acted upon in <br /> conjunction with environmental review of the Project. For example, a use permit <br /> that requires the approval of an environmental document would be approved by <br /> the Planning Commission instead of the Zoning Administrator. <br />
