. The Project provides a high quality, multi - family, transit-oriented, in -fill <br />housing project that supports walking, transit, bicycling, and economic <br />development <br />b. The project would increase available housing near transit, services and <br />existing jobs, reducing overall vehicle miles traveled by workers and <br />residents. <br />. The Project provides a pedestrian oriented , treet o pe and <br />architecture to help support the regional Grand Boulevard Initiative. <br />. The project supports Redwood City's General Plan Horsing Element <br />goal to meet its regional housing need allocation assignment <br />consistent with State Housing Element leer. <br />Other benefits the project will provide include the followin Section 3 of the 2580 El <br />Carmine Real l F e identiarl Project Draft EIR d escribes the project's consistency with <br />regional and local plans and policies such as the Bay Area 2010 Clean Air Plan, Baru <br />Mateo County Congestion Management Program, State Water {duality Control Board <br />National Pollution Discharge Elimination System Permit, Grand Boulevard Initiative, <br />Senate Bill 375, Redwood wood City General Plan Policies and the City of Redwood d City <br />Community Climate Action Plan). <br />The applicant is also marking a good faith effort to carve the pole sign and is currently <br />working with the o wner and tenant of the Redwood City Car Wash located at 215 El <br />Canino Real to have the sign relocated to that property, which would give the sign <br />greater visibility than if it were to remain on the project site due to the project's setbacks <br />and four story height that would effectively block portions of the sign's visibility from El <br />Gamine Deal <br />If the sign cannot be relocated to 215 El Camino Real or to another comparable site the <br />applicant will be subject to the mitigation measures contained in the EIR relevant to <br />documentation, relocation, or salvage of the sign. <br />g. The Planning Commission directs that, upon approval of the Project, the <br />City's Community Development Services Department shall file a notice of determination <br />with the County Clerk of San Mateo County. <br />10. Pursuant to Guidelines section 15091(e), the documents and ether <br />materials that constitute the record of proceedings upon which the Planning <br />Commission on has based its decision are located in and may be obtained from, the Office <br />of the City Clerk at 1017 Middlefield Road, Redwood od City, California. The City Clerk is <br />the custodian of records for all matters before the City. <br />11.
