(Attachment 2), both attached hereto and incorporated herein by reference and <br />the following Conditions of Approval: <br />CONDITIONS S of APPROVAL: <br />AL: <br />1. Applicant shall implement and comply with all the project mitigation <br />measures described in the Environmental Impart Report EIF and Mitigation, <br />Monitoring Program M IIF P for the 2580 El Camino Real Residential Project, <br />adopted by the Planning Commission by Resolution fro. 11-07 and on file with <br />Planning Services EA- 2010 -01 . <br />2. Applicant shell insure that all improvements ub tarntially conform <br />to the project plans, prepared by KTGY and ELF Engineers, submitted on August <br />31, 2011, and related information submitted by Applicant, on file with Planning <br />Services, <br />3. All modifications to said approved plans must be urbmitted to <br />Planning for review and approval prior to the issuance of a Building Permit. <br />Substantial modification of said approved plans, as determined by the <br />Community Development Director or his /her designee, may be subject to a PD <br />Permit Amendment pursuant to Article 46 of the Redwood City Zoning ordinance <br />and/or an amendment to the approved Tentative Map pursuant to Chapter 30 of <br />the Redwood good City Municipal Code. <br />4. Applicant sharp install an on-site historic plague commemorating the <br />Mel' Bowl facility to the satisfaction of the City (prior to release by the Building <br />Department of ar Certificate of Occupancy Permit ). In the event that the historic <br />Mels Bowl sign can be relocated to a site in Redwood City, an additional and <br />similar historic plague shall be installed at the second site by the developer, to <br />the satisfaction of the City. <br />5. Applicant sharp submit plans for street lighting improvement <br />(design, spacing and height) to City Planning & Engineering departments, for <br />prior review and approval by Planning & Engineering staffs and which plans, as <br />approved, shall be implemented by Applicant. Applicant shall also submit plans <br />for street trees (species selection, size, location and sparring) to City Planning <br />and the Public Works departments, for prior review and approval by Planning and <br />Public Works staffs and which plans, as approved, shall be implemented by <br />Applicant. <br />6. Applicant shall submit a Final Map for review and a pproval by City <br />Engineering and the City Attorney's office, prior to the expiration of the approved <br />Nesting Tentative Map. The Final Map shall be in substantial compliance with <br />the a pproved Nesting Tentative Map and all conditions of approval. <br />7.
