Applicant shall implement and comply with all the project mitigation measures described in the Environmental Impart Report EIF and Mitigation, Monitoring Program M IIF P for the 2580 El Camino Real Residential Project, adopted by the Planning Commission by Resolution fro. 11-07 and on file with Planning Services EA- 2010 -01 . 2. Applicant shell insure that all improvements ub tarntially conform to the project plans, prepared by KTGY and ELF Engineers, submitted on August 31, 2011, and related information submitted by Applicant, on file with Planning Services, 3. All modifications to said approved plans must be urbmitted to Planning for review and approval prior to the issuance of a Building Permit. Substantial modification of said approved plans, as determined by the Community Development Director or his /her designee, may be subject to a PD Permit Amendment pursuant to Article 46 of the Redwood City Zoning ordinance and/or an amendment to the approved Tentative Map pursuant to Chapter 30 of the Redwood good City Municipal Code. 4. Applicant sharp install an on-site historic plague commemorating the Mel' Bowl facility to the satisfaction of the City (prior to release by the Building Department of ar Certificate of Occupancy Permit ). In the event that the historic Mels Bowl sign can be relocated to a site in Redwood City, an additional and similar historic plague shall be installed at the second site by the developer, to the satisfaction of the City. 5. Applicant sharp submit plans for street lighting improvement (design, spacing and height) to City Planning & Engineering departments, for prior review and approval by Planning & Engineering staffs and which plans, as approved, shall be implemented by Applicant. Applicant shall also submit plans for street trees (species selection, size, location and sparring) to City Planning and the Public Works departments, for prior review and approval by Planning and Public Works staffs and which plans, as approved, shall be implemented by Applicant. 6. Applicant shall submit a Final Map for review and a pproval by City Engineering and the City Attorney's office, prior to the expiration of the approved Nesting Tentative Map. The Final Map shall be in substantial compliance with the a pproved Nesting Tentative Map and all conditions of approval. 7.
