41. The applicant shall retain a civil engineer to prepare "as- built" <br />drawings. The engineer shall perform field work, to the extent that he /she <br />determines is necessary, to verify that the as-built drawings are in substantial <br />compliance with the field conditions. As-built plans shall be submitted to CDD on <br />original tracing or permanent Mylar. <br />2. Identify whether each dwelling unit will have its own individual water <br />meter or if a master meter will be used. Water meters s hall be placed in a utility <br />room that can be accessed by the Public Works Department. <br />3. Dual plumbing (including purple pipe for recycled grater ) is <br />required for this project. The purple pipes will have to be roughed in, because <br />recycled grater s ervice has not yet been extended into Downtown. <br />44. Recycled grater s ervice shall be provided by the City at a later date <br />at a pressure of 50 to 55 pounds per square inch at the service meters. The <br />building shall be designed so that recycled water plumbing fixtures on all floors of <br />the building properly function at this delivery pressure. Irrigation systems for <br />landscaping shall also be designed so that sprinkler heads properly function at <br />this delivery pressure. <br />45. Backflow protection on grater services shall be required. The <br />back flow preventer shall be above grade, and shall be as close as feasibly <br />possible to the meter or point of connection. It shall be located within the building, <br />accessible to the Public Works Services Department from the outside for testing <br />Via a stainless steel cabinet door or equivalent subject to Planning Division <br />approval. The cabinet shall have adequate clearance, and shall comply with all <br />applicable standards in the Uniform Plumbing code and the Redwood City <br />Municipal code. <br />6. Trash and recycling receptacles shall be located at each street <br />corner. Receptacles shall be powder coated black. Use IuMor Model 158 or <br />equivalent. <br />47. The loading area may only be reserved for loading until noon. After <br />noon, it shall be available as metered public parking. <br />48. Applicant shall pay a Parks Fee barred on the schedule set by <br />Ordinance, as determined by the city. <br />9. Applicant shall comply with all City, Mate and Federal regulations, <br />applicable to the Project. <br />o. Where a Planned Community PC Permit has not been used within <br />one 1 year from the date of granting, either by beginning of construction of the <br />improvements or by the initiation of the activity which is the subject of the PC <br />Permit, said Permit shall automatically terminate and be of no further effect. <br />ATTY/ E o, 1 8! 201 MARSHAL Pc <br />I EV:1 2129111 <br />Page 7 of <br />
