qlI F¢ <br />II. <br />OBLIGATIONS OF THE PARTIES <br />2.1 The City and Habitat shall arrange for and pay for the costs of completing <br />the improvements and remodel of the Walters home located at 1 Hope Court, Redwood City, CA <br />(the "Property"'), as set forth in the Plan Set prepared by Karen Chew Designs entitled Walters <br />Addition/Remodel, consisting of Sheets A -1 through A -10, inclusive dated May 8, 2003. Sheets <br />A4 through A -7 contain a revision date of May 20, 2003. A copy of this "P16 attached <br />hereto as Exhibit 1 . The addition and remodel work set forth on the Plan Ndescribec�ove <br />shall hereinafter be referred to as the "Approved Remodel ". This world shame comple0 at no <br />cost to Walters by a licensed contractor other than Habitat. This work shall be <br />completed at no cost to Walters. The City anc shM�use reasonable efforts to complete <br />the HOA Work by June 30, 2004, but i n-py eknt no later Man August 31, 2004, provided that <br />the City receives consent no later th� 1 $04, fro uthe Hope Court Homeowners' <br />Association, to perform the HOAV9rk. - <br />2.3 The Q3 a ll rRW to Christine Walters and the other permanent <br />residents of the Property �R ng t KApjrmd Remodel work by paying the reasonable <br />relocation costs for Christine Waltersmnd t i) :other current residents of the Property to live in an <br />apartment at the Franklin�t{reet Apart&nts in Redwood City (subject to availability and, if no <br />availability, then3n loc46 reasonably acceptable to Christine Walters) during the <br />period of the Approved�Remod rk. <br />Z mew shall serve as project manager for the Approved Remodel <br />work, ant o- fo�Walters, and Ms. Chew shall be paid by the City. <br />=2.5 falters shall provide reasonable access to the Property, without <br />compensation; prior to - being relocated to allow inspections and bidding for the Approved <br />Remodel: =Walters shall also provide complete access to the Property during the entire period of <br />relocation to =allow completion of the Approved Remodel, and shall not direct, instruct or <br />interfere in any manner with the constriction of the Approved Remodel. <br />2.6 Karen Chew shall be the final arbiter of any design or construction <br />disagreements and shall certify the completion of all final punch list work associated with the <br />Approved Remodel. <br />2.7 Walters has requested from Habitat a $50,000 reduction in her mortgage. <br />Walters acknowledges, however, that the Approved Remodel is more beneficial to her than the <br />City and Habitat's original proposal for making the Property more accessible.
