A-2 <br />(b) Ten percent 0 0 %) of the total dwelling units of a housing <br />development for very low income households as defined in Health and Safety Code <br />Section 50105; or <br />(c) Fifty percent (50 %) of the total dwelling units of a housing <br />development for senior citizens as defined in Civil Code Section 51.3; or <br />(d) Twenty percent (20 %) of the total dwelling units in a condominium <br />Droiect as defined in subdivision (f) of Section 1351 of the Civil Code. for persons and <br />families of moderate income as gefined in Section 50093 of the Health and Safety <br />Code, <br />2. Duration of Affordability,. If one incentive is granted, then affordable <br />dwelling units shall be restricted to use as affordable dwelling units for a minimum <br />period of thirty (30) years. if ne inreAtiyes aFe4jfanted-,-If the housing is a condominium <br />vroiect as defined in subdivision (f) of section 1351 of the Civil Code,, then the <br />affordable dwelling units shall be restricted to use as affordable dwelling units for a <br />minimum period of ten (10) years. "Affordable Dwelling Units" as used in this section <br />means dwelling units which conform to the criteria established in subsection (13)(1) <br />above. <br />C. Density Bonus /Incentives. <br />1. Except as provided in DaraoraDh (2) and other than condominium <br />conversion Droiects, housing developments which provide affordable dwelling units <br />pursuant to the provisions of this section shall be granted a Density Bonus. "Density <br />Bonus" as applied to housing developments, ► efldcr~rniurr egveFsieR <br />pfejeetS, means a density increase of at least twenty -five percent (25 %), unless a lesser <br />percentaqe is elected by the applicant. over the otherwise maximum allowable <br />residential density under the applicable zoning district regulations and Land Use <br />element of the General Plan of Redwood City as of the date the development <br />application by the devek)fw applicant is accepted by the City. The density bonus shall <br />not be included when determining the d number of housing units which <br />is equal to ten,(10 %) twenty. (20 %) or fiftv percent (50 %) of the total dwelling units. <br />04 <br />5- If development does not meet reouirements of (a) (b), or (c) of subdivision, <br />(13)(1), but the applicant proposes to construct a condominium Droiect in which at least <br />twentv percent (20 %) of the total dwellinq units are reserved for moderate income <br />households as defined in Health and Safetv Code Section 50093, a densitv bonus of at <br />least ten percent (10 %) shall be oranted, unless a lesser Dercentaoe is elected by the <br />applicant, over the otherwise maximum allowable residential densitv under the <br />F Atty /Ord /Ord 183Red 2 <br />052703 <br />
