6.1. B. - Page 50 <br />1.47. "Person ": A natural person, a corporation, a partnership, a limited liability company, <br />a trust, or other legal entity. <br />1.48. "Project ": All of the real property described on the Map and Condominium Plan, and <br />all improvements on that real property subject to this Declaration. <br />1.49. "Public Report": The official document and permit issued pursuant to the <br />Subdivided Lands Act [Business & Professions Code §§ 11000 et seq.] by the State of California <br />Department of Real Estate authorizing the offering of the Condominiums for sale to the public. <br />1.50. "Regular Assessments ": A Regular Assessment determined and levied pursuant to <br />Section 4.3.A of this Declaration. <br />1.51. "Reimbursement Charge ": A charge levied by the Board against an Owner to <br />reimburse the Association for costs and expenses incurred in bringing the Owner andlor his or her <br />Unit and/or Occupant into compliance with the provisions of this Declaration, determined and levied <br />pursuant to Sections 4.10 and 5.1.A of this Declaration. <br />1.52. "Reserves or Reserve Funds ": That portion of the Common Expenses collected <br />as part of the Regular Assessments levied against the Condominiums in the Project allocated (i) for <br />the future repair and replacement of, or additions to, the Major Components which the Association is <br />obligated to maintain pursuant to this Declaration, including Reserves for replacement of structural <br />elements and mechanical equipment or other facilities maintained by the Association; and (ii) to <br />cover the deductible amounts of any insurance policies maintained by the Association. <br />1.53. "Reserve Study ": The tri- annual study of Major Components of a Common Interest <br />Development required by California Civil Code Section 1365.5. <br />1.54. "Right to Repair Law ": Division 2, Part 2, Title 7 (commencing with Section 895) of <br />the California Civil Code ( "SB 800 "). <br />1.55. "Rules ": The rules adopted from time to time by the Board or the Association <br />pursuant to Section 5.2.D. <br />1.56. "SB 800 ": The "Right to Repair Law ". <br />1.57. "Special Assessments ": A Special Assessment levied by the Association pursuant <br />to Section 4.3.13. <br />1.58. "Storage ": Those areas shown on the Condominium Plan by the designation "S ", <br />followed by a number, which have been or are to be assigned or granted by the Declarant as <br />Exclusive Use Common Area as a storage area appurtenant to the Unit. <br />1.59. "Unit ": The elements of the Condominium, as defined in Section 2.2.A, and in <br />Section 1351(f) of the Califomia Civil Code, which are not owned in common with the Owners of <br />other Condominiums in the Project. Each Unit is identified by separate number on the Condominium <br />Plan. <br />1.60.
