6. 1. B. - Page 7 <br />accordance with the conditions of approval of the tentative map for the subdivision, the <br />parties hereto agree as follows: <br />1. IMPROVEMENTS. Owner shall, at Owner's own cost and expense, <br />furnish, construct, install, complete and guarantee all of the improvements <br />( "Improvements'), furnish all the materials, and do all the work hereinafter described, in <br />accordance with, and as provided for in the plans prepared for Owner by BKF <br />Engineers, dated November 21, 2011, and in accordance with City's Specifications <br />entitled, "Engineering Standards for the City of Redwood City ", adopted December 4, <br />2006, which plans and specifications are on file in the office of the City Engineer. Said <br />Improvements shall also be constructed in strict compliance with the provisions of <br />Chapter 30 of the Code of the City of Redwood City, the subdivision regulations of City. <br />To the extent that a conflict exists between the plans and specifications and said <br />Chapter 30 in regard to the standard for a particular improvement, the stricter standard <br />shall govern. Owner shall complete all of the Improvements, subject to time extensions <br />allowable under Paragraph 11 of this Agreement, on or before December 31, 2013. <br />The Improvements shall include, but are not necessarily limited to, all of the following: <br />(a) grading, paving <br />(b) curbs, gutters, concrete walkways, driveways <br />(c) sanitary sewer system, complete <br />(d) permeable pavers <br />(e) water system, complete <br />(f) storm drainage system, complete <br />(g) site lighting system, complete <br />(h) street trees <br />ATTY /AGR/2012.014 /SUBDIVISION (IMPROVEMENT AGREEMENT 333 MAIN STREET <br />REV:VR 01/30/12 <br />Page 2 of 14 <br />
