6.1. B. - Page 16 6. MONUMENTS. All pipes and monuments shown on the subdivision map hereinafter referenced which are destroyed or displaced during construction operations shall be replaced by Owner at the time of the final inspection of the Improvements, if any, hereunder by City. 7. OWNERSHIP AND MAINTENANCE OF IMPROVEMENTS. It is agreed that title and ownership of the improved public street, sidewalk, sanitary sewer lateral in city right -of -way, and the water mains and services to the water meters, constructed for the benefit of City hereunder by Owner shall vest absolutely in City upon completion and acceptance of such Improvements by City. The Homeowners' Association will own and maintain the onsite utilities, storm drain facilities and pipes to the nearest public storm drainage system, the sewer system to the nearest public sanitary sewer system, onsite landscaping, the Common Areas, and in the areas between the back of sidewalk and the right -of -way line. The maintenance responsibilities and other requirements are set forth in the "Declaration of Covenants, Conditions & Restrictions of 333 Main Street ". 8. WORK SUBJECT TO APPROVAL. All work provided for in this Agreement and more specifically described in the plans and specifications herein referenced shall be subject to the approval and acceptance by the City Engineer before the release of any security required herein. Reference is hereby made to (a) that certain final map entitled, "333 Main Street Final Map 2011 -04," (b) those certain plans on file in the office of the City Engineer entitled "333 Main Street Site Improvements Package, dated November 21, 2011" and "333 Main Street Offsite Improvements, dated November 21, 2011," and (c) those certain specifications entitled, "Engineering Standards for the City of Redwood City ", adopted December 4, 2006, for a more ATTY /AGR/2012.014 /SUBDIVISION IIMPROVEMENT AGREEMENT 333 MAIN STREET REV:VR 01/30/12 Page 11 of 14
