1. IMPROVEMENTS. Owner shall, at Owner's own cost and expense, construct all <br /> <br />of the improvements (~lmprovements'), furnish all the materials, and do all the work hereinafter <br />described, in accordance with, and as provided for in the plans prepared for Owner by Wilsey <br />Ham, Civil Engineers, entitled, "Plans for the Improvement of Bair Island Marina Subdivision", <br />and in accordance with and as provided for, in those certain specifications entitled, <br />"Supplemental Specifications for Civil/Landscape/Irrigation Improvements', as well as City's <br />revised specifications entitled, "Engineering Standards for the City of Redwood City', adopted <br />January 5, 1998, which plans and specifications are on file in the office of the Manager, <br />Engineering and Construction. Said Improvements shall also be constructed in strict <br />compliance with the provisions of Chapter 30 of the Code of the City of Redwood City, the <br />subdivision regulations of said City. To the extent that a conflict exists between the plans and <br />specifications and said Chapter 30 in regard to the standard for a particular improvement, the <br />stricter standard shall govern. Owner shall complete all of the Improvements, subject to time <br />extensions allowable under Paragraph 11, on or before September 21, 2000. The <br />Improvements shall include, but are not necessarily limited to, all of the following: <br /> <br /> (a) grading, paving <br /> <br /> (b) curbs, gutters, sidewalks, driveways <br /> (c) sanitary sewer system, complete <br /> (d) water system, complete <br /> <br /> (e) storm drainage system, complete <br /> (f) street lighting system, complete <br /> (g) street monuments, street trees <br /> (h) retaining wall, complete <br /> <br /> (i) landscaping and irrigation system, complete <br /> <br /> (j) joint utility trenching <br /> <br /> (k) street signing and striping, complete <br /> <br /> (I) all improvements described as conditions of Planned Development Permit <br /> <br /> No. 10309-7, heretofore issued for said subdivision, <br /> <br />Agrnt-201 <br />DES:djk <br />F#Shared/Redwood/Council/Agmt <br />09/15/98 <br />09/21/98R <br /> <br /> <br />
