6. Ownership of Improvements. Title and ownership of the Street Improvements constructed pursuant hereto by Irvine shall vest absolutely in City upon completion and acceptance of said Improvements by City. 7. Work Subject to Approval. All work provided for in this agreement and more specifically described in the Plans/Specifications referenced in paragraph 1 shall be subject to the approval and acceptance by the City Engineer before the release of any security required herein. Reference is hereby made to the Plans/Specifications, Standards, and Code Provisions defined and described and incorporated herein in paragraph 1 for a more particular description of the Street Improvements. Upon completion of the aforementioned work, and prior to the release of any security required herein, Irvine shall furnish City with a complete set of plans and drawings showing the Street Improvements in their actual, or "as built," condition and location. Partial release of any security required herein may be granted, at the discretion of City, in accordance with the provisions of Section 66499.7 of the Government Code. 8. Guarantee of Workmanship and Materials. Irvine agrees that if, within a period of one (1) year after final acceptance of any work done under this agreement, the Street Improvements furnished and/or installed or constructed or caused to be constructed by Irvine, or any of the work done under this agreement, fails to fulfill any of the requirements of this agreement, or the Plans/Specifications, Standards, and Code Provisions, Irvine shall, upon receipt of a request in writing from City directing the work to be done, without delay and G:\shared~Redwood\Council 7 Agmt-142 DES:rg 03/09/98;03/13/98R ,04/10/98R; 05/07/98RRR:06.101/98RRRR
