Attachment <br />General Plan Text Amendment <br />The General Flan Text Amendment includes the creation of two ne w Land Use <br />Designations and a brief description of each. The designations shall be inserted <br />into the Land Use Element under the section "Land Use Definitions. <br />Downtown Mixed -Use: Land to be developed with a wide -range of commercial <br />and residential land uses as well as civic amenities, Acknowledging that this is <br />the downtown core of the City, height limits will be greater than in surrounding <br />areas. Development intensities and densities shall not be limited on individual <br />parcels, but rather throughout the designated area overall. The zoning <br />classification to be expected is Planned Co=u.nity District "P "' associated <br />with the Downtown Precise Plan. <br />Downtown Mixed -Use Expansion Zone: sand to be developed nth a pride <br />range of commercial and residential land uses as well as civic amenities if such <br />properties are included in the development of abutting lands within the <br />"Downtown fixed -Use" Land Use Designation. In such a ease intensities and <br />densities will be attributed to the Downtown Fixed -Use area overall. <br />Alternately, land will be developed with moderate and high-rise residential <br />structures as in the "High Density Residential' Land Use Designation at a <br />maximum density of 40 units per net acre. The zoning classification cation t e <br />expected is Planned Community District "P associated with the Downtown <br />Precise Plan Expansion Zone. <br />
