testimony, and materials in the city's file for the applications and the Project, and all adopted City planning documents relating to the Project and the property including the City's General Plan, Municipal code, Zoning Ordinance, and other applicable City lags and regulations, and all associated approved and certified environmental documents, have together served as are adequate and appropriate evidentiary basis for the findings and actions set forth in this Resolution, Section 2. The project and improvements proposed b y the Parcel Map application are consistent with, and conform to the intent of Chapter 30, Article 11 of the Redwood Municipal Code. Section 3. The Proposed Parcel Map for the project for 640 Veteran Boulevard (per exhibits I and 2 ) are hereby recommended for conditional approval by the City Council based on the Planning Commission's consideration and reliance on the Initial Study Mitigated Negative ative Declaratic n ISNI lD (provided under separate cover) and in accordance with the plans, details and descriptions contained therein, and subject to the Mitigation Monitoring and Reporting Program, attached hereto as Exhibit I , and incorporated herein by reference and further, subject to the Conditions of Approval set forth herein below and further subject to the approval, execution and recordation of the Affordability Agreement attached hereto as Exhibit 3 and incorporated herein by reference. CONDITIONS of APPROVAL: The applicant shall record a Parcel Map for the purpose of merging two separate lots into one lot, clarifying boundary information, and to provide dedications of easements to the public not limited to Public Access, Public Service, and Emergency Ve icl Access to the satisfaction of the city Engineer, and the Community Development Department. Said Parcel Map shall be approved by City Council and recorded by the County of San Mateo prior to issuance of a building permit. Section 4. This l eso[utlon is effective upon its adoption.
