testimony, and materials in the city's file for the applications and the Project, and <br />all adopted City planning documents relating to the Project and the property <br />including the City's General Plan, Municipal code, Zoning Ordinance, and other <br />applicable City lags and regulations, and all associated approved and certified <br />environmental documents, have together served as are adequate and appropriate <br />evidentiary basis for the findings and actions set forth in this Resolution, <br />Section 2. The project and improvements proposed b y the Parcel Map <br />application are consistent with, and conform to the intent of Chapter 30, Article 11 <br />of the Redwood Municipal Code. <br />Section 3. The Proposed Parcel Map for the project for 640 Veteran <br />Boulevard (per exhibits I and 2 ) are hereby recommended for conditional <br />approval by the City Council based on the Planning Commission's consideration <br />and reliance on the Initial Study Mitigated Negative ative Declaratic n ISNI lD <br />(provided under separate cover) and in accordance with the plans, details and <br />descriptions contained therein, and subject to the Mitigation Monitoring and <br />Reporting Program, attached hereto as Exhibit I , and incorporated herein by <br />reference and further, subject to the Conditions of Approval set forth herein <br />below and further subject to the approval, execution and recordation of the <br />Affordability Agreement attached hereto as Exhibit 3 and incorporated herein by <br />reference. <br />CONDITIONS of APPROVAL: <br />The applicant shall record a Parcel Map for the purpose of merging two separate <br />lots into one lot, clarifying boundary information, and to provide dedications of <br />easements to the public not limited to Public Access, Public Service, and <br />Emergency Ve icl Access to the satisfaction of the city Engineer, and the <br />Community Development Department. Said Parcel Map shall be approved by <br />City Council and recorded by the County of San Mateo prior to issuance of a <br />building permit. <br />Section 4.
