Measures, then Applicant shall submit Covenants, Conditions and Restrictions, <br /> demonstrating such to City for prior review and approval. <br /> 7. There shall be no parking on the private roadway at any time. If Applicant <br /> intends to use a Home Owner's Association to implement or comply with any Conditions of <br /> Approval or CEQA Mitigation Measures pursuant to Condition No. 6 above, the Covenants, <br /> Conditions and Restrictions shaU include a provision that prohibits parking on the private roadway <br /> at any time. <br /> 8. The praject shail meet all other necessary Engineering, Fire and <br /> Building Department conditions of approval including, but not (imited to, the <br /> folfowing: <br /> 9. Applicant shali submit a tree pro#ection plan showing that all trees <br /> 12-inches in diameter and larger to remain wil! be protected during construction. <br /> 10. Placement of the proposec! hydrant on the subject property is <br /> subject to the approval of the Fire Marshall. <br /> 11. 7he triangular portion of right of way along the property frontage <br /> has been vacated by the City. The Final Map shalf incorporafe the area vacated <br /> by the City. Applicant shall submit a Final Map in conformance with the <br /> Subdivision Map Act and Chapter 3Q af the Municipal Code. <br /> 13. Applicant shal( obtain approval of a Final Map prior to the issuance <br /> of a Building Permit. <br /> 14. Applicant shall enter into a subdivision improvement agreement to <br /> guarantee the insta)lation of a11 improvements required of project. <br /> 15. The subdivision improvement agreement shall provide for payment <br /> of a!I City inspection and plan check charges associated with the installatian of <br /> public and private improvements, including, but not limited to, streets, sanitary <br /> sewers, water, storm drains and street lights. <br /> 16. Applicant shall post Performance and Labor & Materials Bonds far <br /> al! improvements to be dedicated to the City. <br /> 17. Applicant shall provide fisld survey data to permit retracing all <br /> survey monuments set to establish #he street right-of-way both public and private. <br /> A copy of the final subdivision shall be provided using AutoCad drawing fifes. <br /> 18.
