City of Redwood City General Plan, applicable provisions of the Redwood Cify <br /> MUnicipaE Code and Zoning Ordinance, and the 1410 Valota Road Residentiai <br /> Project. <br /> NOW, THEREFO�RE, BE iT RES�L.VED AS FOLLOWS: <br /> Section 1. The Planning Gommission finds that the above recitals are <br /> accurate and constitute findings in this matter and, together with the Staff Report <br /> and the applicatian materials, including without limitation the Initial <br /> Study/Mitigated Negative Declaration, development pian, vesting tentatiue map, <br /> and all other documents, reports, studies, memoranda, maps, oral and written <br /> testirnony, ancf materials in the City's file for the applications and the Project, and <br /> all adopted City planning documents relating ta the Project and the property <br /> including the City's General Plan, Municipal Code, Zoning Qrdinance, and other <br /> appiicable City kaws and regulations, and al! associated approved and certified <br /> environmental dacuments, have together served as an adequate and apprapriate <br /> evidentiary basis for the findings ancf actions set forth in this Resolution. <br /> Section 2. Exceptions to the Subdivision Ordinance TM2012-01: The <br /> Pianning Commission finds that: <br /> a. The proper#y is of such shape or size, or is affscted by such <br /> topographical conditions, or is subject to such title limitations of record that <br /> it is impossible or impracticabie for the subdivider to comply with the <br /> requirement with which exception is taken. <br /> • The traversal of Redwood Creek results in a topographical <br /> condition that deems approximately 12 percent of the subject <br /> property to be unusable, anci effectively reduces the maximum <br /> buildable area of the subject praperty and its development <br /> potential; <br /> • The reduced average lot width of Lat 2 at 48 feet, where a <br /> minimum average lot width of 50 feet is required in accordance <br /> with Section 6.7 of the Zoning Ordinance, will allow the lot line <br /> shared between Lots 1 and 2 to match closely to the angie of <br /> the front property line of Lot 1 along Vaiota Road, while <br /> increasing the rear lot width of Lot 2 and resulting in a wider <br /> private open space rear yard area for Lot 2; <br /> • The site is currently legal nonconforming with respect to its lat <br /> depti� of approximately 2.6 times its average width, where lot <br /> depths shall generally not exceed 2.5 times their average width <br /> pursuant to Section 30.117(B) of the Municipal Cocfe. The five- <br /> lot subdivision, including the panhandfe lot configuration for Lots <br /> 2 ihrough 5, will bring the newfy subdivided lots into <br /> conformance by reducing the lot depths to less than 2.5 times <br /> their respective average widths.
