required as a condition of development. City and Agency shall contribute <br />towards certain other improvements that enhances or fulfills City requirements <br />related to this development and a broader "Friendly Acres Neighborhood Plan" <br />An itemized list of the improvements and the three areas where they will be <br />constructed are shown on Attachment 2 to this Agreement. <br />A. Alley <br />The alley bordering the Property (the "Alley"), as more fully shown on <br />Attachment I to this Agreement, requires special treatment since it is expected <br />to function as prominent project frontage with "urban" open -space use. <br />Enhanced alley design will enable a connection between the project to the <br />community. Currently, the Alley is in poor condition and requires resurfacing and <br />improved drainage. The additional enhancements can be accomplished when <br />the Alley is resurfaced and will result in an urban design that is needed for a <br />successful project and desired by the neighborhood. <br />B. Speed Humps <br />City will install, own, and maintain three speed humps in the Alley immediately <br />behind this Property. <br />C. Fence <br />City will install approximately 700 to 900 feet of seven -foot high new redwood <br />fence, or dark colored vinyl -clad mesh fence as negotiated with Hoover Street <br />homeowners. If the fences are constructed with new Redwood, the fences will be <br />owned and maintained by the Hoover Street homeowners under agreement with <br />the City. If vinyl clad mesh fences are installed, the fences will be owned by City <br />but maintained by the HOA. <br />D. Irrigation System <br />Agency will reimburse Habitat for the reasonable amount expended for design, <br />labor and materials for the installation of an irrigation system to service tree and <br />landscape in the public right of way at the Alley subject to review and approval of <br />invoices. <br />E. Water Supply <br />The HomeOwner's Association (HOA) shall provide ongoing water supply to <br />street trees (and Vines if applicable) and will own and maintain the irrigation <br />system in and to the Alley and within the Property. <br />-2- <br />Requirements - h2 <br />FXS;fs <br />04-14-00 <br />
