i <br /> EXHIBIT "A" <br /> STRUCTURAL PLAN REVIEW SERVICES <br /> SCOPE OF SERVICES, TIME AND FEE SCHEDULES <br /> SCOPE OF SERVICES <br /> Consultant shall provide thorough and accurate structural plan review services for all <br /> structures with emphasis on the unique needs and requirements of City of Redwood <br /> City. Buildings for structural plan review are included but not limited to industrial <br /> and commercial buildings with special hazards and risks associated, single- family and <br /> multi-family complexes. <br /> The structural plan reviews provided by the consultant shall include the initial plan <br /> review and all the subsequent reviews as necessary for building permit issuance. <br /> Permit plans and documentations for structural plan review will be picked up by the <br /> consultant messengers or will be shipped to their main office by FedEx using the <br /> consultant account number. <br /> Consultant shall deliver the plan check comments to the Building and Inspection in <br /> electronic format and will provide finro final sets of approved plans with stamp and <br /> signature to the city within 24 hours of the final review. Consultant shall provide its plan <br /> review services off-site with a 10 day turn- around. <br /> Consultant shall ensure that the structural plan reviews are in compliance with all <br /> local ordinances and State Codes including the following: <br /> • 2010 California Building Code, Volumes 1 and 2 as adopted by the State of California <br /> • 2010 California Residential Codes <br /> • ASCE/SEI, 7-05, Minimum Design Loads for Buildings and Other Structure <br /> • National Design Specification for Wood Construction, 2005 Edition <br /> • Building Code requirement for Structural Concrete, ACI 318-08 <br /> • Building Code Requirements for Masonry Structures, ACI 530-05/ASCE 5-05/TMS 402- <br /> 05 ' <br /> • City adopted ordinances and amendments relative to building and municipal codes, <br /> including project Conditions of Approval from other City departments, divisions, <br /> regulating agencies, and jurisdictions <br /> FEE SCHEDULE <br /> Consultant's fee for off-site structural plan review services is 50% of city plan review <br /> fee.
