By motion, approve the Parcel Map for lot merger at 201 Marshall Street. <br /> 2. By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with Raintree 201 Marshall LLC. <br /> 3. By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with Raintree 201 Marshall LLC. <br /> 4. By motion, approve and authorize the City Manager to execute a Stormwater <br /> Treatment Measures Maintenance Agreement with Raintree 201 Marshall LLC. <br /> BACKGROUND <br /> The project is a 7-story, 116 for-rent apartments with one level of subterranean parking, <br /> two levels of podium parking wrapped by live/work units, a fitness center, a leasing <br /> office, a resident's lounge, and a lobby. The existing site consists of a two-story office <br /> building. <br /> ANALYSIS <br /> The developers' engineer completed the parcel map, improvement plans, and <br /> specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br /> Standards, and to the satisfaction of the City Engineer. The parcel map merges three <br /> existing parcels into one. Improvements include new sewer, storm and water services, <br /> sidewalk modification per powntown Precise Plan standards, trees, pedestrian lighting <br /> and stormwater treatment measures. <br /> The developer, Raintree 201 Marshall LLC, will post bonds in the amount of $366,650 <br /> as required by the agreement. The developer anticipates completion of all <br /> improvements in 2014. All work associated with this project is being paid for by the <br /> developer. <br /> ALTERNATIVES <br /> Council may choose not to approve the parcel map and project. <br />
