Declarant is the owner of real property located in the City of Redwood City, <br /> County of San Mateo, State of California ("Property"). Capitalized terms in the Recitals are <br /> defined in Article 1 below. <br /> B. Declarant has improved the Property as a residential rental apartment project <br /> ("Project") consisting of 141 dwelling units which can be rented or sold. <br /> C. Declarant desires to impose certain covenants, conditions and restrictions <br /> regarding the use of the Property, as more particularly described on Exhibit"A" attached hereto. <br /> NOW, THEREFORE, Declarant declares as set forth below. <br /> ARTICLE 1 <br /> DEFINITIONS <br /> Except as the context otherwise requires, the capitalized terms used in this Declaration <br /> shall have the meaning set forth below. <br /> 1.1. "City" means the City of Redwood City, County of San Mateo, California. <br /> 1.2.
