Insurance. Trustor shafl rnaintain hazard ins�rance against loss by fire, hazards included with the term "extended co�erage," and arty other hazards for which Beneficiary requires insurance, and liability insurance. The insurance carrier and th� ins�rance policies and amounts af coverage shall be acceptable to Ber�eficiary, the liability policy shall name Beneficiary as an additior�al ins�red, and shal� require 30 days` prior notice to Beneficiary before the policy is modified ar terminated. 4. Defense of Security. Trustor shall appear in and defend any action or proceeding purporting ta affect the security or the rights or powers of Beneficiary or 7rustee. Trustor shafl pay all costs and expenses, including costs of evidence of titfe and attorneys' fees, in ar�y such action or proceeding in whicF� Trustee or Benefciary may appear, ar�d in any suit brought by Beneficiary ta foreclose this DeecE of Trust. 5. Paymen� of Taxes and Liens. Trustor shall pay {a) at least 10 days before delinquer�cy, ail taxes and assessrr�ents affecting the Property, inclucfing water stock assessments, (b} wherr due, all encumbrances, charges and liens, with interest, on the Property, which are or appear ta be priar or superior to this Deed of Trust; and {c) upon demand all costs, fees and exp�nses of this Deed of Trust. lfi Trustor fails to make any payment or ta do any act provided for in this Deed of Trust, then Ber�eficiary or Trustee may, withaut obligatian ta do so, and with or without notice to or demand upon Trt�stor, and without releasing Trustor from any obfigation under this Deed of Trust: (i} make or do the same in such manner and to such extent as either may deem necessary to protect the security, Beneficiary or Trustee being autharized to en�er upon the Property for such purposes; (ii) appear in or commence any action or proceeding purporting to affect the security, or the rights c�r powers of Beneficiary or Tr�stee; (iii) pay, purchase, contest or settle any er�cumbrance, charge or lien which in the �udgment of either app�ars to be ser�ior to this Deed of Trust; and (iv) in exercising any such powers, pay allowable expenses, including attorneys' fees. 6. Reimbursement of Costs. Trustor shafl pay upon demand all sums expended by Beneficiary or Trustee provided for in this Deed of Trust or alfowed by law, with interest firom date of expenctiture at the maximum rate allowed by law. 7. No Waiver. By accepting payment of any sum after its due date, Beneficiary does not waive its right either to require prompt payment when cfue of a!I other sums or declare a defaul� for failure to pay.
