➢ Tree replacement, landscaping, and irrigation ➢ Signing, striping, markings ➢ Street Lighfing ➢ Installation of backflow prevention devices and all other work improvements, or construction required by or mentioned in the plans and specifications, conditions of permits and all construction, appurtenances, and improvements necessary as reasonably determined by the City Engineer, Engineering and Construction to complete the aforementioned Improvements. Owner shall, at its own cost and expense, construct all of the improvements, furnish all the materials, and do all the work hereinafter described in accordance with, and as provided for in, the plans prepared for Owner by civil engineering designer, BKF Engineers, entitled, "Lathrop PARC, Lathrop Post-Acute Recovery Center 134 Maple Street, Redwood City, CA " as well as City's revised specifications entitled, "Engineering Standards of the City of Redwood City", adopted December 4, 2006, which plans and specifications are on file in the office of the City Engineer, Engineering and Construction. Said Improvements shall also be constructed in strict compliance with the provisions of Article VII, Chapter 29 of the Code of the City of Redwood City. If a conflict exists between the plans and specifications and said Chapter 29 in regard to the standard for a particular improvement, the stricter standard shall govern to the extent of such conflict. Owner shall complete all of the Improvements, subject to such exceptions and time extensions allowable under paragraph 10, on or before December 31, 2014. 2. Securi . Owner shall, prior to the commencement of any work on the Improvements, furnish to City and file with the City Clerk a bond or instrument of credit of the kind described in Section 66499, et seq., of the Government Code, securing the faithful performance of all work and the construction of the Improvements mentioned in this Agreement within the time herein specified.
