The use and facilities will nat adversely affect or conflict with <br /> adjacent uses ar impede the normal de�elopment of surrounding property. <br /> Many existing homes along Cordilleras Creek in tf�e vicinity of the projec# <br /> site do not mai�tain a 25 foot setback to top of bank of Cordilleras Creek, <br /> so the proposed Project wou�d nat be inconsistent with the existing pattern <br /> of residential development. <br /> 5. AdEquate public and private facilities such as utilfties, <br /> landscaping, park�ng spaces and traffic circ�lation measures are or will be <br /> provided for the praposed use. Excepfion to Private Roadway Engineering Standard: The <br /> Planning Commission finds #hat: <br /> (a} Municipal Code Chapter 30 (5ubdivisions) Section 30.118 B allows <br /> roadway width exceptions if a Plar�ned Development (PD) Permit has <br /> beer� approved ar if the exceptian is ir� the public interest. <br /> (b} The proposed roadway meets �mergency �ehicle {p�blic safety) <br /> access and general circulation needs of the project.
