The applicant shall <br /> submit details regarding the materials propased to be used for the review and <br /> approval by the Engineering and Trar�sportation Dir►ision. <br /> 17.�ots 1, 2, 3, and 4 shall ha�e recorded "no-build" easements for the portior� of <br /> #he lots within 15 f�et of the top of bank of CordilEeras Cree�C as it is shown on <br /> Sheet 1 of Attachment 3 (the Vesting Tentative Map}. The easement shall <br /> pra�ide that no permar�ent structures, except fencing, and no impervious <br /> surFaces such as paving or imperviaus decks may be constructed within fifteen <br /> feet of the #op of the bank of Cordi�leras Creek, and #hat fencing may not <br /> extend beyond the #op of the bank. The applicant shall prepare and record t�e <br /> easement which shall be reviewed ar�d approved by the Planning Manager or <br /> desigr�ee prior to recordation. <br /> �8.The houses on �ots 1, 2, 3, and 4 along the creek shai� be cor�structed on <br /> drifled pier and grade beam foundations. The sizing and depf�s of these piers <br /> shall be determined by the �roject's geotechnical engineer i� the detailed <br /> geotechnical study to be submitted in conju�ction wi#h the building permit <br /> applications for these houses and shall be re�iewed and approved by the City <br /> Er�gineer. <br /> 19.To compensate for encroachments rnto the 25-foot setback from fhe top of <br /> bank of Cordilleras Creek, the appficant shall be responsible for providing <br /> enhanced landscaping along the creek, which shall include planting additionaf <br /> native trees and vegetation to promote a more natural character to the creek. <br /> Prior to or in conjunction with #he filing of im�rovement plar�s for the site <br /> impro�ements, the appltcant shalf submit detailed la�dscaping plans for the <br /> enhar�ced landscaping, inciude all vegetation removal, any grading, proposed <br /> spec+es and specimen sizes, locatian of plar�ting, temporary ar�d permanent <br /> irrigation. <br /> 20.The fencing along ti�e rear yards of Lots � 2, 3 and 4 shall be decorative, such <br /> as wraught iron or split fail finished in dark or earth-tone colors. The fencing <br /> may not extend beyond the top of bank of Cardilleras Creek. The fencing <br /> paraflel to the creek shal! be constructed as part of the subd�vision <br /> improvemen#s. There shall be a gate constructed in tF�e fence far �aci� of the <br /> €our lots adjacent to the creek. The specific design, materials and color of the <br /> fencing shal! be submitted as part of the subdivision improvement pfans and <br /> shail be to the satisfaction of the Planr�ing Manager or designee. <br /> 21,Applicant shall obtain Archifectural Permi#s in accordance with Article 45 of <br /> the Zoning Ordinance for the proposed houses prior to issuance of a Building <br /> Permit. The proposed house designs as modified to comply with conditions <br /> herein s�all be approved by the Planning Mat�ager or his/her designee.
