Tf�e Covenants, <br /> Conditions and Restric#ions (CC&Rs) shaH provide tor the maintenance of all <br /> infrastructure and �tilities within the project site or constructed with <br /> encroachment permits within the Finger Avenue right-of-way to serve the <br /> project which serve two or more �ots and are not accepted by the City or a utility <br /> company for maintenance. This shalf include, but not be lirnited to, the priva#e <br /> roadway, the €ive sF�ared parking spaces, sidewalk, cammon lar�dscaping, and <br /> the stormwater drainage and sewer collection systems. The CC8�Rs sF�all be <br /> submitted to the City Engineer or desigr�ee for r��iew and approval prior to <br /> Final Map approval. The CC&Rs shal! be recorded wifh the Final Map. <br /> 25.AI! infrastructure and utifities serving #wo or more lots shall be Iocated within <br /> easements to pro�ide for ongoing maintenance and possible replacement. The <br /> easements shall be to individual property owners or the Homeowr�ers <br /> Associafion, or, where fhe utilities and infrastructure is to be accepted by the <br /> City or a utility company, a Public Utilities Easemen# shall be provided. These <br /> easements shall include a ptablic t�tilities easement to the satisfaction of the <br /> Citj► Engineer, if the City accepts #he water and sewer mains within the private <br /> street for maintenance purposes. These easements shall be shown on the <br /> Final Map. <br /> 26.Applicant shal! submit improvement plans which incfude complete sets of <br /> plans, profiles, cross sectior�s and specifications for the proposed <br /> improvements which shall �e in conformity with the current design standards <br /> in torce and the standard specificativns of the City unless exceptions have <br /> been granted, on reproducib�e material, i� a form acceptabie to the City <br /> Engineer or designee for his review and approval. <br /> The minimum subdivision impro�ements that shall be required include the <br /> following: <br /> a. Grading, curbs, gutters, paving & monuments within street rights-of-way. <br /> b. Dri�eways, sidewalks or pedestrian paths and similar features. <br /> c. Street name signs, traffic warning signs, required traffic and crosswalk <br /> lines, and similar devices includir�g traffic calming measures, all in <br /> accordance with standard specifications o�the City. <br /> d. Storm drainage system, including on and off site grading and drainage <br /> structures. <br /> e.
