That the developer comply with all applicabie secxions of the projed related Development <br /> AgreemeM, as approved by the City Council. <br /> 3. That the developer comply with all conditions from Engineering�Construdion dated July 1, <br /> 1998 prior to,during and subsequerrt to the consUudion of projed improvements, as <br /> amended in Section J.1. Covenants,conditio�s and restrictions to indicate that'the <br /> management of the caommon areas shall be the r�sponsibility of Pacific Shones Cerrter until <br /> such time as the Iast prnperty is sokP: � <br /> 4. That the developer shall obtain City approvais for all proposed building, landscaping, <br /> hardscaping and infrastrudure improvements priorto construction in corrformance with the <br /> projed Master Planned DevelopmeM Pertnit which is subject to the regulations contained in <br /> A�icle 46 of the Redwood Cit�r Zoning Ordinance. <br /> 5. That the developer obtain a developmeM plan approval for each phase of the projed. Each <br /> phase shall contain specific detaiis, as outli�ed in the Ptanned Developmerrt and Architedural <br /> Permit requirements of Article 48 and 45 of the Zoning Ordinance. Suct�plans shall be <br /> subjed to review and appmvals by the Arct�itedural Review Committee and Ptanning <br /> Commission. As to each phase,the developmerrt plan shall be submitted and approved prior <br /> to the issuance of a foundatlon construdion pertnit o�the building(s)for that phase. Na <br /> foundation construdion peRnit for a particular phase shail be issued prior to approval of the <br /> developmeM plan for that phase. <br /> 6. That the developer shall construd all roadways, landscaping, hardscaping and related <br /> improvements contained in Phase 1 improvements plans(PD Sheet 3) prio�to occupancy of <br /> the first building at Pacific Shores Center.
