I <br /> � <br /> (ii) Density or intensity of land uses; <br /> (iii) Permitted GBFA or definition thereof; <br /> (iv) The height, width, size or location of buildings or setback <br /> landscaping or open space requirement associated therewith; <br /> (v) The dimensions or locations of building footprints and Building Zone <br /> areas; <br /> (vi) Right-of-way, roadway width, composition or alignment requirements; <br /> (vii) Parking, loading or driveway requirements or limitations; <br /> (viii) The modifications pertnitted under subsection 4(�; or <br /> (ix) The rate of building construction or occupancy. <br /> (j) The City may grant Approvals for development varying from and less <br /> restrictive than that provided for by the Existing Approvals, including amendments to the <br /> Planned Development Permit, if requested by Pacific Shores, but any such Approvals shall <br /> not be vested pursuant to this Agreement. <br /> (k) The total Parking Requirement for Building Parcels shall be three <br /> pazking spaces per thousand square feet of GBFA for all such parcels, subject to the right of <br /> Pacific Shores to request and of the City to approve in one or more Final Development Plans <br /> a deviation of not more than five percent (5%) for each Building Parcel, except as otherwise <br /> provided herein. Pacific Shores may utilize reciprocal access and parking easements between <br /> �r among Building Parcels to meet the parking requirement for a Building Parcel on a <br /> different Building Parcel,provided, however, that parking shall be provided within each <br /> Building Pazcel (and/or the Building Parcel of the same number labeled P) to serve the uses <br /> on such parcel at a ratio of not less than 2.5 nor more than 3.5 pazking spaces per thousand <br /> square feet of GBFA on such Building Parcel (and/or associated P Parcel). The Parking <br /> Requirement for each Building Parcel and its satisfaction shall be specified in the Final <br /> Development Plan for such Building Pazcel, subject to the provisions of this Agreement and <br /> the Planned Development Permit. <br /> (1) The total Parking Requirement for the Common Parcels shall be 250, <br /> subject to the right of Pacific Shores to request and the City to approve a reduction of not <br /> more than ten percent (10%). Such spaces shall be distributed generally as shown on <br /> Exhibit B-2 so that adequate parking shall be available to meet the needs of the Waterfront <br /> Park and the Playfields. No less than 80 parking spaces on Lot C and 70 spaces on Lot D <br /> shall be designated for visitor parking.
