That all proposed building, landscaping and hardscaping and infrasiure improvements <br /> comply with ail applicable local, County,State and Federal regulations. Any subsequent <br /> changes to the proposed Planned Developmeint and Subdivision Map pians shall require <br /> review and approvais by the City prior to consVuction. <br /> 2. That the developer comply with all applicable sec�ions of the projed reiated Development <br /> Agireemerrt, as approved by the City Council. <br /> 3. That the deveioper comply with all conditions from Engineering�Construction dated July 1, <br /> 1998 prior to, during and subsequerrt to the construdion of projed improvements, as <br /> amended in Section J.1. Covenants,co�ditions and nestrictions to indicate that'fhe <br /> managemerrt of the common aneas sha//be the nasponsibility of Paciflc Sho�+es Ceriter until <br /> such time as the/ast p�roperty is sold". � <br /> 4. That the developer shall obtain City approvais for all proposed building, landscaping, <br /> hardscaping and infrastrudure improvemerrts prior to construction in conformance with the <br /> projed Master Planned Developmertt Pertnit whict�is subjed to the regutations contained in <br /> A�icle 46 of the Redwood Cit�r Zoning Ordinance. <br /> 5. That ihe developer obtain a development plan approval for eact� phase of the projed. Each <br /> phase shall contain specific details, as outlined in the Planned DevelopmeM and Architedural <br /> Pertnit requirements of ArtiGe 46 and 45 of the Zoning Ordinance. Suct� plans shall be <br /> subjed to review and approvals by the Arct�itedural Review Cammittee and Planning <br /> Commission. As to eact� phase,the developmerrt plan shall be submitted and approved prior <br /> to the issuance of a foundatlon construdlon pertnit on the building(s)for that phase. No <br /> foundation construdion pennit for a parGcular phase shail be issued prior to approval of the <br /> deveiopmeM plan for that phase. <br /> 6. That the developer shall construd all roadways, landscaping, hardscaping and related <br /> improvements contained in Phase 1 improvements plans(PD Sheet 3) priorto occupancy of <br /> the first building at Pacific Shores Center.
