/ 5� <br /> �. COVENANTS CONDITIONS 8� RESTRICTIONS <br /> 1 . For the maintenance of the common areas, the private strest system, the <br /> storm drain faciiities, the street ligrting and traffic control, the landscaping in <br /> the areas between the back of cLrb and the r�ght-0f-way line, the median, an <br /> Owners' Association must be estaolished prior to the recordation of the First <br /> Unit of the Subdivision. <br /> 2. The Covenants, Conditions and Restrictions shail be submitted to the <br /> � Engineering Division and the City Attorney for review and approval. <br /> K. B_ <br /> All items, including Planned Development Permit items, landsczping, etc., in this <br /> development shall be oonded. The Fa�thful Performance and Labor 8� Materials <br /> Bonds, each to be 100°� of the Engineer's estimate as approved by the <br /> Engineering Division, shall be filed with the City Cle�ic to cover all improvements, <br /> including the private streets, the utilities, grading, landscaping, streQt lighting <br /> and tra�c cantrol system. <br /> L. FEES <br /> "�� The developer shall pay all engineering and checfcing fees and inspeciion fees <br /> �,. <br /> `= and any other fess to be paid according to City Ordinances and the <br /> Development Agreer�ent. � <br /> M. "AS-BUILT" PLANS � <br /> 1. It wiil be the subdivide�s respons�bility to make arrangements with the design <br /> engineer for the preparation of ;he "as-built' or "record' drawings. The <br /> engineer shall perfarm limite� field work only to verify that the "as-builY <br /> drawings are in substantial compliance with the field candiiions. <br /> 2. The 'as-buil�' plans shail be the originat tracings or permanent myiar, good <br /> quality, showing the engineers c�rtificate as stated above. <br /> 3. Prior to the final inspedion of the project, the deveioper shall submit a set of <br /> "as-buiiY plans, which wi11 incfude all improvements built by this development, <br /> , to the Engineering Division. <br /> N. OTHER REQUIREMENTS <br /> 1. The developer shall record Public Service Easement and Emergency Access <br /> Eas�ment over the private street system. <br />
