8.A. - Page 165 <br /> ATTACHMENT3 <br /> 14.Applicant shall ensure that the second story for the home on Lot #9 will be set <br /> back a minimum af 10 feet from the common property boundary with 90 Finger <br /> Avenue, to allow de�se, verkical screen tree growkh or farge scale canopy trees <br /> for the purpose af providing a vegetated separation between 94 Finger A�enue <br /> and the devefopment on Lvt#9. <br /> 15.Applicant shall maintain and enF�ance the existing vegetative screening <br /> adjacent to 54 Finger A�enue where practicable, as determined by the <br /> Community Development Directar or his/her designee. <br /> 1B.Applicant shall insfaN a decorative, good neighbor privacy fence between the <br /> Project site and adjacent properties. <br /> 17.Applicant shall er�sure that the private street, shared parking spaces, indi�idual <br /> driveways and individual front waFkways are constructed af pervious materials <br /> and that the o�eral! Project meets NPDES requirements. The applicant shall <br /> submit details regarding the maferials proposed to be used for the re�iew and <br /> approval by the Engineerir�g and Transparta#ion Division. <br /> 18.Lots 1, 2, 3, and �4 shall have recorded "no-build" easements for the portian of <br /> the fots within 25 feet af the top of bank of Cordilleras Creek. The easement <br /> shall provide that no permanent structures, except fencing, and na impervious <br /> surfac�s such as paving or impervious decks may be canstructed within 25 feet <br /> of the top of the bank of Cardilleras Creek, and that fencir�g may not extend <br /> beyond the top of the bank. The applicant shall prepare and record the <br /> easement which shall be reviewed and approved by the I'lanning Mar�ager or <br /> designee prior to r�cardation. <br /> 19.The houses on L.ots 1, 2, 3, and 4 along the creek s�all be constructed on <br /> drilled pier and grade beam foundations. The sizing and depths of these piers <br /> shall �e determined by the Project's geotechnical engineer in the detailed <br /> geotechnical study to be submitted in conjunction with the building permit <br /> applications for these houses and shall be rev�ewed and approved �y th� City <br /> Engineer. <br /> 20.The appiicant shall b� responsible for prav�ding enhanced landscaping along <br /> the cr�ek, which shall include pianting additional native trees and v�getatio� to <br /> pramote a rrior� natural character to the creek. Prior to or in canjunction with <br /> the filing of impro�ement plans far the site improvements, the applicant shall <br /> submit detailed landscaping pla�s for the enhanced landscaping, include all <br /> vegetation removaf, any grading, proposed species and specimen sizes, <br /> lacation of planting, temporary and permanent irrigation. <br /> 21.The fencing alang the rear yards of Lots 1 2, 3 and 4 shall be d�corative, such <br /> as wrought iron or split raif finished in dark or earth-tane colors.
