Those portions of these driveways outside of the intersection of the private roadway with Finger Avenue shall be reconstructed to match the existing street improvements along Finger A�enue, including the sidewalk, planting area, and curb and gutter. The installatian of new street trees and maintenance for at least two years until they are established is required to ensure that the spacing of street trees along Finger Avenue is continued across the Praject's frontage an Finger A�enue. Street trees species, spacing and size shafl be coordinated with Public Work Services, Street Tree Divisian. 25.Appiicant shafl submit to the City for review and approval Co�enants, Conditions and Restrictions #hat demanstrate how applicant intends ta use a Hame Owner's Associatior� to implement and comply with common area Conditions of Appro�al and CEQA Mitigation Measures. The Co�enants, Conditions and Restrictions (CC&Rs) shall provide for the maintenance of all infrastructure and utilities within the Project site or constructed with encroachment permits within tl�e Finger Avenue right-of-way to serve the Project which ser�e twa or more lots and are not accepted by the City ar a utility company for maintenance. This shall include, but nat be limited to, the private roadway, the fi�e shared parking spaces, sidewalk, common lan�scaping, and the stormwater drainage and sewer collectian systems. The CC&Rs shal! be submitted to the City Engineer vr designee for re�iew and approval prior to Final Map approval. The CC&Rs shali be recorded with the Final Map. 26.All infrastructur� and utilities serving two or mare lats shall be lacated within easements to provide for ongoing maintenance and possible replacement. The easemer�ts shall be to individual praperty owners or the Hameowners Assaciation, ar, where the utilities and infrastructure is to be accepted by the City or a utility company, a Public Utifities Easement shall be provided. TFt�se easements shall include a public utilities easemen# to the satisfaction of the City Engineer, �f the City accepts the water and sewer mains within the private street for maintenance purposes. These easements shall be shown on the Final Map. 27.Applicant shall submit impravement plans which include complete sets of plans, profifes, cross sect�ons and specifications for the praposed impro�ements which shall be in conformity with the current design standards in force and the standard specifications of the City unless exceptions ha�e be�n granted, on reproducibfe material, in a farm acceptable to the City Engineer or designee for his review and approval.
