Applications approved by the Planning <br /> Manager/Designee shall be granted a Planned Community (PC) <br /> Permit, except that applications for signage only approved by the <br /> Planning Manager/Designee shall be granted a Sign Permit. Lar_qe Proiects <br /> Large Projects are projects in which no historic resource is located on the project parcel <br /> and in which one of the following descriptions applies: 1) The application is for the <br /> remodeling of an existing building in which more than 10% new floor area is added, and <br /> in which the site is more than 30,000 square feet in size; 2) The application is for new <br /> development in which the site is more than 30,000 square feet in size; or 3) The <br /> application involves an exposed parking structure (see Section 2.6). <br /> a. Project Approval Authority. Project approval shall be granted by the <br /> Planning Commission based on the level of compliance with the <br /> applicable DTPP standards and guidelines. The Planning Commission <br /> shall hold at least one Public Hearing on the application. Legal notice <br /> of the Public Hearing shall be given as provided in Article 49 of the <br /> Zoning Ordinance.
