09/10/2012 <br /> Section 2. Vesting Tentative Map TM2008-08: Consistent with Municipal <br /> Code Section 30.42, and subject to the Exception outlined in Section 3 below, <br /> the City Council finds that: <br /> a. The map, design, and improvements of the proposed subdivision are <br /> consistent with the City of Redwood City General Plan and Zoning <br /> Ordinance, the California Subdivision Map Act and the City of <br /> Redwood City Municipal Code, and all applicable subdivision <br /> improvement requirements. <br /> b. The site of the proposed subdivision is physically suited for the type <br /> and density of the proposed development. <br /> c. The design and proposed improvements are not likely to cause <br /> substantial environmental damage, substantially injure fish, wildlife or <br /> their habitat, or cause serious public health problems. <br /> d. The design and proposed improvements will not conflict with essential <br /> public easements for access through, or use of, property within the <br /> proposed subdivision. The Project design and proposed improvements <br /> will meet all necessary criteria consistent with the above, if and where <br /> applicable. <br /> e. Exception to the roadway design identified in Section 3 complies with <br /> requirements for findings described in Section 30.118 and Section <br /> 30.69, and the tentative map is deemed workable with the granting of <br /> such exception. Findings consistent with the preceding statement are <br /> provided in Section 3 of this Resolution. <br /> f. The map design and improvements are consistent with written public <br /> policy and with the public interest. Refer to Draft EIR pages 173-179 <br /> that describes the Project's consistency with regional and community <br /> plans/policies. <br /> Section 3. Exception to the City's Private Roadway Engineering Standard <br /> to allow a 22 foot wide, one-way roadway with a four foot wide rolled curb/ paver <br /> pedestrian pathway raised 3 inches that is incorporated within the 22 foot <br /> dimension where the City engineering standard normally requires a 25-foot wide, <br /> two-way roadway and a five foot sidewalk.
