09/10/2012 <br /> • Lots 1-4 garage setbacks shall not be less than 20 feet in order to <br /> accommodate driveway apron parking. <br /> • There shall be no additional tree removals other than those (10 trees) <br /> already proposed for removal by the Project applicant. <br /> 3. In order to ensure the survivability and propagation of native trees (oaks, <br /> redwoods and bay laurels) and the protection of any biological resources <br /> (such as the White Tailed Kite) the City will consult and coordinate with both <br /> the Applicant and neighborhood group representative (potentially Julie <br /> Abraham) in the selection of appropriate arborist and biological resources <br /> experts as part of the project's required mitigation monitoring, and will <br /> communicate with both the Applicant and neighborhood representative <br /> throughout the process. The City has a legal obligation to act independently <br /> and therefore will be responsible for the ultimate selection of experts. <br /> 4. Architectural elevation plans shall illustrate the use of high quality building <br /> materials and detailing; and 3) Vesting Tentative Map (TM) prepared by <br /> MacLeod and Associates, consisting of three sheets, dated 9/29/06 and <br /> including updates to 1/26/12. <br /> 5. Architectural Permits are required for all residences and landscaping. <br /> Architectural elevation plans shall illustrate the use of high quality building <br /> materials and detailing. <br /> 6. Applicant shall submit all modifications to said approved plans to Planning for <br /> review and approval prior to the issuance of a Building Permit. Substantial <br /> modification of said approved plans, as determined by the Community <br /> Development Director or his/her designee, may be subject to a PD Permit <br /> Amendment pursuant to Article 46 of the Redwood City Zoning Ordinance <br /> and/or an amendment to the approved Vesting TM pursuant to Chapter 30 of <br /> the Redwood City Municipal Code. <br /> 7. Once a Vesting Tentative Map (TM) has been approved, the PD Permit shall <br /> remain in effect as long as the Vesting TM approval has not expired. It shall <br /> be null and void should the Vesting TM approval for this Project expire without <br /> a Final Map being recorded. <br /> 8. Applicant shall ensure development maintains a minimum 15 foot setback from <br /> the top of bank of Cordilleras Creek on Lot 1, a minimum 18 foot setback from <br /> top of bank of Cordilleras Creek on Lot 2, and a minimum 25-foot setback from <br /> the top of bank of Cordilleras Creek on Lots 3 and 4. No building coverage <br /> shall be allowed within the setbacks identified above. <br /> 9. The private one-way street shall consist of a 22-foot wide travel way with a <br /> four-foot wide pedestrian walkway within the 22-foot width. The private street <br /> shall be separated from the pedestrian walkway with a rolled curb.
