8.A. - Page 16
A. GUIDING PRINCIPLES
1. Redwood City should consider holding property that:
• Supports an existing desired public use in the right location
• Supports the future expansion of a desired public use in the right
location
• Is the proper location for future needed/desired public use
• Is a potentially catalyst development parcel, but the private sector
is not likely to develop desired land use in current market
2. Redwood City should consider selling property that:
• Does not meet the criteria above for holding or criteria below for
leasing
• Has identified private sector development interest
• Is proposed for development with use(s) compatible with the
General Plan and the City's Precise Plans and City Council's
Strategic Initiatives.
• Is not wanted or needed for public use (now or in the foreseeable
future)
3. Redwood City should consider leasing property if:
• Leasing the property will maintain/allow a desired use/land use
• There is a market for the property in its current condition
• The City would like to retain the option to develop the property in
the future for other uses
B. PROPERTY CATEGORIES FOR DISPOSITION PURPOSES
In 2012, the City conducted a comprehensive inventory of City-owned property and an
evaluation of land disposition under the 2010 General Plan, the revised 2011 Downtown Precise
Plan, and 2012 market conditions.
